Advantages and disadvantage of timber stairs

• A timber stairway will maintain its strength and integrity olny for a reasonable period during an outbreak of fire . 
• Timber is combustible and will contribute to the fire spread . 
• THus , application of timber stairs is limited by Building Regulations to certain domestic and some other small building types . 
• Timber stairs are not normally in a protected shaft , and therefore not part of a specifically planned escape router . 
• Softer to step on 
• HAve better thermal insulation properties .
